Assistant Director, Housing Maintenance Operations - Electrical and HVAC

Job Description

The Assistant Director, Housing Maintenance Operations (MSO III) reports directly to the Director, H&HS Physical Plant-Maintenance Department. Incumbent’s operational responsibilities include a wide range of duties primarily involving the maintenance and upkeep of the buildings, grounds, infrastructure, and related systems, for Housing & Hospitality Services facilities located primarily at both On-Campus Housing and University Apartments.

Additional duties will include all of the following: supervisory, administrative, human resource, financial, purchasing, inventory, and project management duties for the department in general or for specific facilities as described above. The overall scope of this position will include, currently 12,000 resident bed spaces, 7.5 million GSF of building space, $17 million operating budget, $10 million capital improvement (major maintenance) budget, and a labor force of 40. All work is performed within budgetary perimeters and in compliance with all departmental and University guidelines. Incumbent shall independently prioritize and follow through on all assignments with minimal supervision.

Incumbent shall be responsible for rapidly changing priorities, additional projects as assigned, and shall give special consideration to completing all duties within a framework that provides a high level of customer service to all residential students, guests, and faculty members.

Job Qualifications

Demonstrated record of successful planning, budgeting, financial analysis and fiscal management, including skill in budget preparation, analysis and controlling costs of multiple, multi-million dollar budgets. Required

Interpersonal skills sufficient to interact effectively and tactfully with diverse departments/University personnel at various levels, and with the public. Required

Ability to mediate between contending parties and affect a successful resolution of differences using appropriate conflict management techniques. Required

Demonstrated skill in management and supervision of management, administrative, service, and student personnel. Required

Skill and knowledge in employee development, including the ability to develop and implement effective training and recognition programs. Required

Skill and temperament to provide an open climate, which will allow for the creation of opportunities for employee communication and positive departmental interaction. Required

Knowledge of work order data based computerized programs. Required

Skill in preparing planning documents and recommendations for annual major maintenance projects. Required

Skills and knowledge in establishing and implementing energy conservation programs for On Campus Housing. Required

Skill in interpreting construction documents such as bid contracts, general conditions, agreements, specifications and architectural drawings. Required

Skill and knowledge in managing a complex, ongoing facility capital improvement program. Required

Skill in managerial techniques to effectively utilize staff in roles responsible to the development and implementation of a designed maintenance program. Required

Ability to communicate effectively through written reports and oral presentations. Required

Working knowledge of and skill in plumbing, electrical, mechanical and general building maintenance. Required

Knowledge of power distribution systems. Required

Skill in basic drafting and design technique methods and procedures used in the areas of electrical, mechanical, architectural and civil engineering. Required

Knowledge of fire, safety and building codes. Required

Ability to stand, climb, stoop, push, pull and crouch for extended periods of time, as required to complete job assignments. Required

Ability to lift items weighing up to 50 pounds. Required

Ability to drive a pick-up truck and/or van. Preferred

Skill with Network based Personal Computing software, such as Microsoft Word, Excel, Access and PowerPoint. Includes experience with data based applications. Required
