Associate Director of Housing Maintenance Operations

Job Description

The Associate Director of Housing Maintenance Operations reports directly to the Senior Director of Physical Plant and Project Management and provides oversight of the Physical Plant Management and Building Maintenance Operations. The Associate Director is responsible for developing, planning, implementing, organizing, and executing a housing-wide strategy focused on the maintenance of its assets to maximize building longevity. Conducts strategic planning to determine service needs and works with the Senior Director to develop implementation plans to ensure the most cost-effective and efficient delivery of service. Serves as a lead in the day to day operations and management of the maintenance of building systems, including HVAC/mechanical, electrical, craft services, food service repairs, paint, grounds, and general maintenance aspects by providing repairs, replacements scheduled maintenance, and projects; frequent review of and travel to work sites, requiring ability to climb ladders, walk and work in various rough graded sites, and lifting/lowering of weighted objects.

Provides leadership and management to a group of approximately 180+ unionized and non-unionized employees including staffing, directing, and developing departmental protocols and operational procedures. Establishes control systems to maximize productivity, efficiency, and effectiveness of physical and human assets. Determines appropriate staffing levels and contracted services to meet immediate objectives in a cost-effective manner while ensuring long-range goals are attained. Financial management responsibilities include working with Assistant Directors for budget setting for anticipating financial trends and initiating proactive adjustments; negotiating with providers; and administration of major maintenance projects. Works with the Assistant Director of Housing Maintenance Administration to develop recruitment strategies, job training, evaluation, career development and employee incentive programs that ensure a highly professional, qualified and motivated workforce. Provides direct supervision, oversight, guidance, and management to a wide range of employees regarding project management and procedures, and maintenance and service request for repairs. Participates on a variety of joint labor-management committees as well as contract negotiations. University representative for PERB Arbitration hearings, lawsuits, depositions, and subject matter expert on Housing Maintenance-related issues on behalf of the University. The position will need to operate a university vehicle and travel to various locations.

Ability to communicate effectively through written reports and oral presentations. Required

Working knowledge of and skill in plumbing, electrical, mechanical and general building maintenance. Required

Skill in basic techniques, methods and procedures used in the areas of electrical, mechanical, architectural and civil engineering to prepare sketches. Required

Skill with Network based Personal Computing software, such as Microsoft Word, Excel, Access and PowerPoint. Includes experience with data based applications. Required

Ability to drive a University pick-up truck and/or van. Required

Ability to stand, climb, stoop, push, pull and crouch for extended periods of time, as required to complete job assignments. Ability to lift items weighing up to 50 pounds with assistance. Required
