Job Description

Under the general supervision of the Department Manager and the Supervisor/Lead, incumbent is responsible for providing support to properties managed by UCLA Housing & Hospitality Services. The incumbent performs semi-skilled maintenance tasks on a regular and continuous basis including plumbing, mechanical and electrical repairs not requiring a licensed technician. Diagnose and repair plumbing equipment including pipes, fittings, couplings, valves, pressure regulators, gas regulators, and solar panels. The position will perform miscellaneous repairs as necessary and will need to operate a university vehicle and travel to various locations for transporting equipment and completing maintenance repairs. Perform mechanical repairs including work on fans and motors, heat exchangers and other miscellaneous mechanical equipment. Diagnose and repair various electrical equipment including automatic controls, electrical fixtures, ballasts, switches, thermostats and other electrical equipment. Complete preventative maintenance and work order forms. Complete other duties as assigned.

Job Qualifications

1. Working knowledge of plumbing procedures, including pipe and device repair and replacement.

2. Working knowledge of 120/208v electrical systems including minor automatic controls.

3. Working knowledge of mechanical components including motors and fans.

4. General knowledge of energy management procedures.
Preferred

5. General knowledge of low pressure steam boilers.

6. Demonstrated ability to independently perform semi-skilled plumbing, electrical, mechanical and carpentry repairs.

7. Ability to read and understand plumbing and electrical diagrams and work orders.
Required

8. Ability to correctly and skillfully operate various standard, handpower tools and equipment to include voltage meter, multimeter, hand drills, electrical snakes, saws, grinders and roto hammers.

9. Skill in performing basic arithmetic calculations sufficient to calculate work areas and materials.

10. Oral communication skills to obtain or convey clear, concise and grammatically correct information.

11. Skill in writing simple English phrases using correct grammar and spelling to complete reports that are accurate and easy to comprehend.

12. Ability to establish and maintain cooperative working relationships with staff, managers, student residents, guests and contractors.

13. Skill in prioritizing assignments when there are changed in workload and/or competing deadlines.

14. Ability to work independently with minimal supervision and follow through on assignments.

15. Skill in reading, understanding and interpreting administrative policy and procedure manuals.

16. Ability to stand, crawl, walk and stoop, push, pull and lift/lower objects weighing up to 50lbs from floor to waist high and rotate upper torso. Ability to lift material and parts, up to 50 pounds, from shoulder to above head while standing on a ladder.

17. Ability to work in dirty and noisy conditions, in wet or humid weather and in fluctuating and/or extreme temperatures.

18. Ability to operate university vehicle for transporting equipment and completing repairs in the course of duties.
