Maintenance & Grounds Manager (Lake Arrowhead Conference Center)
Job Description
The Maintenance & Grounds Manager is responsible for the overall upkeep and repair of buildings, equipment, utilities, and grounds of the UCLA Lake Arrowhead Conference Center located 100 miles east of the UCLA campus in the San Bernardino Mountains. The UCLA Conference Center consists of 50 acres, 34 buildings, parking areas and paths, boats and docks, a large swimming pool, a small fleet of vehicles, a ball field, amphitheater, and oak/pine forest, and extensive landscaped areas. Supervise and motivate a staff of approximately 6 FTE in the prioritization and completion of maintenance, and grounds, focused on both the immediate needs of the guests and the long term needs supporting the future viability of the property. This will include the daily management of work orders and preventative maintenance programs, the preparation and management of major maintenance projects, the development and management of a one million dollar operating budget, and the effective management of the physical resources of the property. The conference center also has a recreation center, conference rooms, commercial kitchen, dining facilities.
Responsible for Food Service Support, HVAC, Physical Plant, Access Control, preventative and predictive maintenance programs. Also responsible for administration of contracts and projects as assigned. All work is performed in a cost effective manner with special consideration for building occupants and regularly changing priorities. Additionally, the manager must demonstrate planning abilities sufficient to prepare both short and long term maintenance plans. This is a working position whose incumbent must have full knowledge of and ability to perform all aspects of the maintenance needed. In winter periods, the additional component of snow removal is necessary.

The target salary range for this position is between the posted minimum and $6500 monthly, dependent on relevant work experience.
Job Qualifications
- Working knowledge of and skill in plumbing, electrical, heating and ventilation, carpentry, mechanical repairs and vehicle and boat repairs. Pluming procedures include pipe line and device repair and replacement. (Required)
- Skill in managing a complex, on-going facility capital improvement program. (Required)
- Ability to set priorities, which accurately reflect relative importance of pending facility repairs in context with operational requirements. (Required)
- Ability to maintain project list and Master Calendar. (Required)
- Ability to formulate detailed project work plans. (Required)
- Interpersonal skills to work effectively with subordinates, campus personnel, and management in all matters relating to the maintenance of the Conference Center. Skill in communicating instructions and ideas. (Required)
- Working knowledge of trade-related tools and job-related materials; ability to organize and secure same. (Required)
- Skill in using English words and phrases to complete work orders, all solicit bids, make purchases, and supervise personnel. (Required)
- Ability to coordinate and supervise maintenance and housekeeping staff including delegating responsibilities and evaluating work performance. (Required)
- Skill and knowledge of heating, ventilation and air-conditioning equipment and distribution systems, including function, operation, and servicing procedures. (Required)
- Skill in preparing, monitoring and controlling annual operating budgets of up to $300K. (Can be trained)
- Ability to obtain bids and recommend awards; ability to carry out ongoing purchases in accordance with University Purchasing Policies. (Can be trained)
- Skill in organizing work flow, delegating responsibility, and assuring completion assignments. (Required)

- Ability to diagnose, repair and maintain kitchen equipment including dishwashers, cooking range/ovens, garbage disposals, etc. utilizing a variety of test equipment and instruments. (Required)
- Ability to drive pick-up truck, van, snow plow and other vehicles. (Required)
- Ability to perform installation, maintenance, and repairs of steam boilers and steam distributions systems. (Required)
- Knowledge of 120/208V/480V electrical distributions systems, emergency generators, automatic transfer switch and associated electrical components and automatic controls. (Required)
- Working knowledge of refrigeration units, ice machines, walk-in coolers/freezers and auxiliaries, electrical motors, control systems, air compressors, water conditioning systems and pumps. (Required)
