Project Delivery Manager

Job Description

Reporting to the Senior Director of Housing & Hospitality Service Physical Plant and Project Management, the Facilities Project Management Specialist 4 oversees, manages, supervises and provides guidance to other Facilities Project Managers and Analysts. Includes managing the design and construction of capital projects, including renovations, modifications, expansions, repairs of facilities and infrastructure as well as landscape projects on buildings and properties that are under the management of Housing & Hospitality Services (H&H). Major duties include identifying facility needs, collect, develop, and analyze technical data to determine project requirements and preparation of information regarding specifications, materials, equipment, estimated costs, and completion times as well as assisting with preliminary project design and pre-construction reviews, monitoring construction and consultant activities, requiring ability to climb ladders, walk and work in various rough graded sites, and lifting/lowering of weighted objects, and acting as liaison between H&H Departments and other University Departments. Acts as in-house technical leader to all H&H Departments with a high degree of knowledge in the overall field and recognized expertise in specific areas; problem-solving frequently requires analysis of unique issues / problems without precedent and / or structure. May manage programs that include formulating strategies and administering policies, processes, and resources; functions with a high degree of autonomy. This position requires strong initiative, leadership and the ability to work with indirect supervision. The position requires flexibility traveling to and from various locations using a university vehicle.

Job Qualifications

Has at least 15 years professional experience working in private practice, corporate and/or institutional settings, preferably with universities, colleges, or school systems. Project management experience shall include multifamily residential, food service projects, and Type V construction.

Advanced knowledge of building and construction, design, construction contract administration and California Building Codes, including advanced understanding of industry practices, or deep expertise in a highly specialized and critical discipline.

Skill and knowledge in managing complex, on-going facility capital improvement programs as well as major building systems.

Ability to mediate between contending parties and affect a successful resolution of differences using appropriate conflict management techniques.

Skill and knowledge in employee development, including the ability to develop and implement effective training and recognition programs.

Ability to coordinate tasks of multiple agencies, vendors, contractors and staff to meet project deadlines.

Skill in financial analysis and planning for multiple budgets, and skill in determining long- range costs.

Ability to prepare and present effective graphic and oral presentations and to assist groups in determining specific opinions, solutions, etc.

Ability to provide information and explain construction methods, contract documents, procedures, policies, etc.

Ability to recognize simplifications or improvements in established procedures and work methods.

Skill in preparation and interpretation of construction documents including but not limited to bidding requirements, general conditions, agreements, technical specifications and architectural drawings.

Working knowledge of University forms, policies, procedures and ability to process forms required to accomplish various transactions.

Ability to stand, walk, crawl, climb, stoop, pull and crouch for extended periods. Ability to repeatedly raise or lower objects weighing up to 25 lbs. Ability to climb ladders, stairways, hillsides, rough graded sites, work in exterior locations and in noisy, dusty and dirty conditions for extended periods to view construction areas.

Ability to drive university vehicle to campus and off campus locations.
