Residential Service Mechanic
Job Description
Under the general supervision of the Department Manager and the Supervisor/Lead, incumbent is responsible for providing support to properties managed by UCLA Housing & Hospitality Services. The Residential Mechanic will diagnose, repair and maintain plumbing, electrical and mechanical components of residential appliances such as dishwashers, refrigeration units, ice machines, stove/ovens, garbage disposals and microwaves, etc. The Residential Mechanic is responsible for installing, adjusting, maintaining and repairing refrigeration systems equipment, instruments and controls and performs skilled and semi-skilled maintenance tasks on a regular and continuous basis, including plumbing, mechanical and electrical repairs for other residential equipment, appliances and furnishings. The Residential Mechanic will perform duties using appropriate safe practices, work methods and procedures; write concise, accurate reports; and complete log/records of work or service performed. Duties include frequently loading and unloading and installation of mechanical equipment from ground level and elevated surfaces with or without assistance. The Residential Mechanic will interact with various department contacts and UCLA personnel while performing duties and will be required to maintain a courteous and professional manner at all times. Complete other duties as assigned.
Job Qualifications
General knowledge of the theory and operation of major types of refrigeration equipment and of the materials, equipment and techniques used in the repair and maintenance of such equipment.
Required
Working knowledge to diagnose, repair and maintain residential kitchen equipment (i.e. dishwashers, ovens, garbage disposals, etc.) utilizing a variety of test equipment and instruments.
Required
Working knowledge of plumbing procedures, including pipe line and device repair and replacement.
Required
Working knowledge of 120/208V electrical systems and components and automatic controls.
Required
Working knowledge of proper operation of testing equipment such as amp meters, volt meters, ohm meters, compound gauges and other test equipment.
Required
Working knowledge of mechanical components including motors, gears, bearings and fans.
Required
Demonstrated ability to independently perform semi-skilled plumbing, electrical, mechanical and carpentry repairs. Ability to work independently with minimal supervision.

Ability to understand plumbing and electrical diagrams.
Required
Skill in operating all hand and power tools to include hand drills, electrical snakes, saws and grinders.
Required
Skill in performing basic arithmetic calculations sufficient to calculate work areas and materials.

Ability to read, write, speak and understand English sufficient to determine and carry out job duties.

Interpersonal skills sufficient to interact effectively with staff, management and residents.

Skill in prioritizing assignments when there are changes in workload and/or competing deadlines.

Ability to lift tools and materials weighing up to 50 pounds from floor to waist high and rotate upper torso. Ability to lift material and parts, up to 50 pounds, from shoulder to above head while standing on a ladder. Ability to stand, climb, stoop, push, pull and crouch for extended periods as required to complete job assignments.

Working knowledge of safe working practices.

Ability to drive pick-up truck, van or electric cart. Must possess and maintain a valid California Driver’s License.

Must possess a universal certificate from EPA for handling, purchasing and recovering CFC’s and HCFC’s.

Knowledge of legal requirements and safety codes related to the installation and operation of refrigeration systems to insure that such systems on the property are in compliance with the legal requirements and safety codes.

Working knowledge of heating, ventilation and refrigeration equipment and distribution systems including function, operation and servicing procedures.

Working knowledge of refrigeration units and auxiliaries, electrical motors, computerized motor control systems, air compressors and auxiliaries, water conditioning systems, water distribution systems and pumps.

Demonstrated ability to independently perform installation, maintenance and repairs of/to residential appliances, forced air handlers, computerized motor control systems and other specialized equipment and distribution systems.

Demonstrated ability to modify or adapt building systems as necessary to accomplish improved efficient and economical operation.

Ability to repair, replace, install and troubleshoot various equipment and air distribution systems.

Skill in modifying major and auxiliary building and related equipment.

Ability to work under adverse conditions such as humid weather and in fluctuating and/or extreme temperatures and dirty/noisy conditions.
