UAN Area Manager (Single Graduate)
Job Description
Under the general direction of the University Apartments Assistant Director and in conjunction with the University Apartments North Area Manager (Faculty & Undergraduate) in managing the daily operations of 18 properties consisting of 14 apartment complexes, 2 condominium complexes, and 2 single-family homes. These eighteen properties are located in the Westwood Village area (known as the UA North Area) and comprise of 458 apartments for single undergraduate students, 1,421 apartments for single graduate students, and 163 units for faculty. Directly manage and oversee the Weyburn Terrace & Hilgard properties consisting of 1,421 apartments housing 1,965 single graduate students. Work collaboratively with Housing Assignments and the Graduate Housing Allocation Committee comprising of 15 graduate colleges and professional schools and representatives of the Graduate Division to assign this complex equitably across disciplines. Oversee the Weyburn Terrace complex budget ensuring full occupancies to maximize $25M revenues and monitoring $8M expenses for daily operations and $1M capital improvements. Directly manage and oversee the daily operations of this complex resolving tenant issues and concerns, roommate assignments, move-ins and move-outs, renovation of units and the full operation of mail and package deliveries to these residents. Coordinate processes, procedures, and organizational development with inter- and intra-Administrative departments and appropriate University departments to establish a more efficient and effective organization, as well as supervise University Apartments North Area single graduate and mail services team members. This includes managing operational support of supervising 7 FTEs. Manage all aspects of tenant relations, resident mediation, leasing paperwork and tenant transition with heavy seasonal turnover demands, asset management, and facilities after-hours management for Weyburn Terrace & Hilgard properties. Assist in the property management of the UCLA Medical Center 1334 16th Street building and assist in revenue management, implementation, and comparative rental rate analysis for the North complexes, as needed. In conjunction with UAN Area Manager (Faculty & Undergraduate) for consistencies to train administrative, mail, clerical and student staff. Monitor the workflow of the Administrative Office staff daily so that priority assignments are completed in a timely manner. Maintain Keytel and Onity keycard systems in accordance with University policy. Conduct yearly eligibility checks of residents and follow through, as needed. Walk assigned complexes and report safety/security concerns to facilities and management. Manage and participate in the mediation process for residents, as needed. Interact with a culturally diverse resident population. University Apartments Area Managers (North and South) will work collaboratively with each other to cover for absences and provide cross-training for all University Apartments properties. Complete other duties, as assigned. Finally, the position requires flexibility in traveling to and from the various complexes, to and from the various University Apartments offices, as well as to and from a variety of meetings held on the campus.
